In fact, mortgage rates had already been adjusted months ahead of this decision in anticipation of this cut. WHAT IS THE FED RATE CUT? The Fed controls the federal funds rate at which banks lend to one another. This doesn’t directly set the mortgage rates but impacts borrowing costs across the economy, including home loans. COMMON MISCONCEPTIONS ABOUT FED RATE CUTS: Misconception~ The Fed Directly Controls the Mortgage Rates. Reality~ Mortgage rates are influenced by factors like bond yields and inflation expectations, not just Fed decisions. Rate cuts may already be priced in by the time of the announcement. Misconception~ Mortgage Rates Always Drop After a Fed Rate Cut. Reality~ Mortgage rates may only sometimes fall immediately, as markets often price in expected changes beforehand. Despite recent rate cuts, mortgage rates have remained relatively steady. THE GOOD NEWS is that the Fed’s decision signals the start of lower borrowing costs across the board. The Fed has also announced plans to cut rates by another 50 basis points by year’s end, which will likely push mortgage rates lower in the coming months.
